Growthpoint completes R44m first phase

Growthpoint Properties recently completed the R44-million first phase of its new development at Mill Road Industrial Park in Cape Town.

Situated in the established industrial area of Bellville Industria, Mill Road Industrial Park is ideally located near key arterial routes, the 40 000m2 storage, warehousing and distribution park development consists of premium-grade warehouse and office space.

Buildings at the park boast stacking heights of 12m, ample yard space and modern offices in the secure park. In addition, the park is energy and water efficient, resulting in lower occupation costs.

The park is now home to the new 5 000m2 facility for Laser Logistics, which is fairly specialised compared to most storage and distribution warehouses. Built on a raised platform, it includes numerous roller shutters on opposite sides of the structure to optimise its cross-docking capacity.

Laser Logistics’ new facility includes a canteen, kitchen and cloakroom area for drivers and warehouse staff. It is also well located for public transport, with the Sarepta passenger rail station being a mere 300m away. The custom developed building also includes some 800m2 of offices for operations, administration and management.

A double security perimeter ensures the safety of the facility. Laser Logistics’ dedicated entrance features its own gatehouse admission in addition to the Mill Road Industrial Park access control. The park also has full perimeter security fencing, onsite management and 24/7 security guarding.

“We have truly enjoyed working with Laser Logistics to develop the best premises to support their business goals, it has been an excellent experience. Growthpoint enjoys a long-standing relationship with the group and we are pleased to continue it at Mill Road Industrial Park,” says Riaan Munnik, Growthpoint Properties Western Cape regional development manager.

Phil Hayes, chairman of Laser Logistics, says, “Growthpoint has done what every good landlord company ought to do – get to know our business. Our business is primarily about the people but the facilities within which we run our business are equally important. We take long-term positions on our properties so we have to ensure that they are not just relevant for us today, but also in several years’ time.

“Our latest move to Bellville South positions us in a property that will look after us a number of years. We have moved from a smaller, less-sophisticated property to one that is bigger, more sophisticated and probably better located too.”

Laser Logistics’ site includes expansion potential, and there are also future growth opportunities within the park. Phase 2 of Mill Road Industrial Park will follow in due course with 14 000m2 of quality sub-divisible space.
